How much should you budget for a stay on the northern coast of Tunis? Listings claim everything and its opposite, so here are real numbers: those of our own homes, from a small La Marsa flat to a big house sleeping fourteen. Enough to plan a budget without bad surprises.

Starting prices, area by area

In La Marsa, our rentals start at 14 € a night for a small two-person flat out of season, and most family apartments sit between 20 and 55 €. In Sidi Bou Said, expect 34 to 44 € for four people: the village is tiny, homes are scarce and prices show it. In Carthage, our seaside house for six starts at 49 €. These are starting prices: they match the quietest nights of the year.

What pushes the bill up (or down)

Three factors outweigh everything else. Season first: July and August concentrate the demand, and rates climb sharply; June and September offer the same sea for much less. Capacity next: going from two to four beds rarely doubles the price, so a shared house quickly becomes cheaper per person. Amenities last: a private pool or a real sea view costs more, but it is often what makes the holiday.

What to budget for your crew

  • Couple or solo traveller: small flats in La Marsa from 14 to 24 € a night out of season.
  • Family of four: expect 20 to 55 € depending on comfort and distance to the beach.
  • Group or large family (8 to 14 people): our big houses run from 74 to 129 € a night, sometimes under 10 € per person.
  • Dreaming of the postcard village: Sidi Bou Said starts at 34 €, but book early, there are very few homes.

Platforms or direct booking: same home, two prices

On the big platforms, service fees of 15 to 20% are added to the displayed price at checkout. Book directly and you pay the price of the home, full stop. Over a family week, the difference buys several good dinners on the corniche.

Five habits that keep the bill down

  • Aim for June or September: same beaches, same terraces, noticeably softer rates than midsummer.
  • Book early for July-August: the best located homes go months ahead.
  • Stay longer: on a long stay, the rate can almost always be discussed directly with the host.
  • Compare price per person, not per night: one shared big house often beats two small flats.
  • When in doubt, write to us before booking: we will tell you honestly which home fits your budget.

One last bearing: everything on this coast sits about twenty minutes from the airport. Your budget hinges far less on transport than on the area-season pairing. Set your dates, pick your mood, and the right price follows.
